Acceptance of the Terms
Booking accommodation with La Rocca Soc. Agr. SRL (trading as Podere Montale) implies full acceptance of these terms and conditions. The person making the booking is also responsible for the behavior of their accompanying guests.
Rates
- Rates are expressed in euros and apply to the accommodation and the booked period.
- Rates include utilities (electricity, water, bed and bath linen), and specified meals where applicable (e.g., breakfast).
- Podere Montale reserves the right to modify published rates without prior notice. However, the rate agreed upon at the time of booking will always be honored.
Booking Procedure
You can book online using the booking system available on our official website. To confirm the booking, the following information is required:
- Personal details
- A phone number and email address
- Dates of stay and number of guests
- Details of a valid credit card (as a booking guarantee) or full payment, as per our cancellation policy.
Payment via bank transfer:
If you prefer not to provide credit card details, the booking can be confirmed upon receipt of a deposit. The deposit must be paid via bank transfer to:

The booking will only be confirmed once the payment has been credited to the Podere Montale account.
Cancellation Policy
The cancellation and prepayment conditions vary depending on the type of accommodation. These conditions will be communicated during the booking process. In case of cancellation, the policies specified at the time of booking will apply.
Unforeseen Unavailability of Accommodation
In the event of force majeure that prevents the availability of the booked accommodation, *Podere Montale* reserves the right to offer alternative accommodation of similar or superior characteristics at the same price. In extreme cases, the booking may be canceled, and the amount paid will be refunded. No further claims for compensation will be accepted.
Check-in and Check-out
- Check-in: Accommodation is available during the time slot communicated at the time of booking. Guests must present a valid ID upon arrival. Failure to present valid identification will result in the cancellation of the booking without a refund. If the guest has completed the online self-check-in process, they must still present valid ID at reception for verification.
- Check-out: Accommodation must be vacated by the time specified at booking unless otherwise agreed.
Tourist Tax
Podere Montale acts as a tax agent for collecting the tourist tax on behalf of the Municipality of Seggiano. The tax will be calculated based on the parameters published by the municipality, and payment will be requested accordingly. Should the guest refuse to pay the tax, their stay at Podere Montale will not be affected; however, their details will be reported to the municipal authorities.
Guests are responsible for compensating any damages caused to the accommodation, furnishings, or fixtures.
Meals
Breakfast and other meals, if included, will be served during the time slots communicated at the time of booking. Guests are responsible for informing *Podere Montale* of any allergies or dietary restrictions in advance.
Pets
Pets are not allowed, except for guide dogs for visually impaired guests. The presence of domestic animals is prohibited. Additionally, due to the presence of wildlife surrounding Podere Montale, the guest releases the property from any liability arising from a violation of this rule.
Rules During the Stay
- Report any anomalies or issues within 24 hours of arrival.
- Exceeding the maximum number of allowed guests or admitting unauthorized persons without prior approval is prohibited.
- It is forbidden to hold parties in rooms and common areas unless authorized and organized by the facility.
- A silence time slot is provided from 00:00 to 08:00 am
- All accommodations are delivered clean and fully operational.
- Property Management reserves the right to conduct an inspection of the accommodation at any time and to claim any damage done to the accommodation, furniture or furnishings, which must be paid for before departure.
Lost Keys: A penalty of €100 will be applied for lost keys.
Key Duplication: Duplicating keys is strictly prohibited and constitutes a criminal offense punishable by law.
